Presenting and Preparing

Once your property is actively marketed it is crucial to get your property in ship shape so that it doesn’t deter any of your potential tenants away when it’s comes to viewing arrangements.

Ideally, a property should be well decorated throughout and we suggest neutral colours such as magnolia or cream. Kitchens and bathrooms should be modern and well equipped.

The following are generally expected to be provided:

 Carpets & curtains in neutral or muted colours

 Light fittings complete with working bulbs

 TV aerial

 Telephone line

 Kitchen appliances such as fridge, cooker and washing machine

 Bathroom with shower attachment or shower unit

 Shower rail & curtain or shower screen

 Bathroom cabinet, towel rail, mirror and toilet roll holder

 Dustbin

 Instruction Booklets for all appliances

 At least two sets of keys

It is extremely helpful to a tenant to supply an information pack to contain such details as:

 Dustbin collection day

 Parking arrangements, identifying any specific allocated garage/parking space and those available for visitors

 Location of meters

 Any shared communal areas, i.e. location of dustbins, or clothes drying area

 Copies of any appliance warranties/service contracts

 Utility, telephone and television service providers

We recommend that a property, including the windows and carpets, are professionally cleaned, prior to the commencement of a tenancy.

The garden should also be left in good seasonal order and be well maintained. If a garage is available to use, this should be left empty and secure.

If letting a property on a Furnished basis, the property should be uncluttered and personal items such as ornaments, books, etc, should be removed. All soft furnishings must also comply with safety regulations.

The main items generally required would be:

 Sofas

 Dining table and chairs

 Kitchen equipment

 Iron & ironing board

 Hoover

 Beds

 Bedside tables

 Wardrobes (if not fitted)

 Lawnmower & basic garden tools

We will be happy to advise you further, regarding the presentation of your property.

Receive & Agree Offer

Once we have received an offer from a potential client we will let you know about it as soon as possible so that you can make an informed choice as to whether you wish to go ahead or not and also gives you a chance to request any special conditions and requirements at this stage.

If you are happy with our clients offer we will inform the perspective tenants as soon as possible and let them know of the good news. We will also ask them to put down a holding deposit to secure the property for your peace of mind.

When the offer is agreed we will carry out the following even if the property isn’t managed with us.

 Tenant references and Credit Checks

 Arrange for the Tenancy Agreement to be signed

 Received all funds before moving-in (rent deposit)

At an additional fee, we can get your property ready for the move-in day by

 Check-in and Inventory

 Arrange for the Gas Safety Certificate to be carried out

 Can arrange for professional cleaning of your property

If you so wish we will hold on to the tenants bond as a stakeholder through a government protection scheme such as mydeposits.com for the duration of the tenancy as an added peace of mind to you.

Complete Let

After we have recieved back all tenant references, funds have cleared, and all relevant checks have been carried out on the property such as the Gas Safe Certificate and Energy Performanace Certificate; we will go ahead and release the keys to the tenants upon signing the tenancy agreement.

We will then start to process your property account, prepare the invoice and send over your rent!

Congratulations! Your property is now LET!
